The open house is over. Your sign-in sheet is still on the kitchen counter.
GuestBook is a digital sign-in for open houses: guests sign in on a tablet, their details land in a list you actually own, and the follow-up goes out in your voice — not three days later when you finally decipher the handwriting. The big names charge $25 a month and up for this, plus setup. This is $23 a month, set up for you.
Stop losing the open house. Sign them in, follow up while they still remember the kitchen, and hand your seller a report that makes you look like the pro you are.
Get it set up — $139, paid when it's liveTry it free first — run one whole open house on it before you pay a dime. No contract.
How it works — 3 steps
Set up the listing in a minute
Your listing's details go in once — address, photo, your brand line. I configure your first one with you during setup, so you're not figuring it out in somebody's driveway.
Guests sign in on your tablet
Name, email, phone, how they heard about the house. Clean, typed, readable — no more guessing whether that's a 5 or an S in an email address while the lead goes cold.
Follow-up goes out in your voice
Thank-you and follow-up messages written the way you talk, ready to send to the whole list. And you get a Seller Report to hand your client — the turnout, the interest, the story of the day.
What you get
- Tablet sign-in for every open house — one listing setup, then it just runs. Works on the tablet or phone you already own.
- A guest list you own — every guest, typed and readable, saved on your device. Export it as a CSV whenever you want and take it wherever you keep contacts.
- Follow-up in your voice — your follow-up messages configured during setup, so sending them is a minute's work, not an evening's.
- The Seller Report — a clean one-pager for your seller showing the day's turnout and interest. It has no guest names or contact details in it, so you can hand it over without handing over your leads.
- Me. A real person sets this up with you and tests it on a real listing before you pay. Something breaks, you call me — not a support queue.
That's the whole list, on purpose. One job: don't lose the open house. If you want a whole CRM platform, that's a different product (mine's on the price table below, too).
The price, next to theirs
| Price | What a year costs | |
|---|---|---|
| Spacio (Lone Wolf) — individual plan | from $25/mo + $150 setup | ≈ $450 |
| Open Home Pro — Premium | $25/mo | $300 |
| GuestBook — this page | $23/mo | $415 the first year ($139 setup + $23/mo), then $276 a year |
Same job, less money — $2 a month under the names you'd otherwise buy, and a setup that's still under Spacio's. Over a year you keep about $35 Spacio would've had, and your Saturday sign-ins stop living on a paper sheet.
There are free sign-in apps, and you should know what free buys: the sign-in sheet. Follow-up, your branding, and getting your full list back out are the parts the free tiers hold back — that's the whole business model. GuestBook's list is yours, exportable any time, including if you cancel.
- Founding offer: the first 25 buyers get in at $29 setup + $9/mo, locked for 12 months. When the cohort fills, it's gone — the standard price above is the real price, and it's printed right here.
- You pay the setup when it's live and we've tested it on a real listing together — not before. Cash or Venmo, same as everything I do.
- Month to month after that. No contract. Tell me to turn it off and it's off — and your exported guest lists stay yours.
One honest note: GuestBook is also free inside my AgentOS tool shelf for realtors — it's part of the toolkit there. This page is the standalone version: just GuestBook, set up for you, no shelf account needed, and somebody to call when you need a hand.
The honest part — what this won't do
Standalone GuestBook doesn't sync into a CRM. Your guest list lives on your device and exports as a CSV — you import it wherever you keep contacts. (Inside AgentOS, the shelf version hands the list straight to AgentCRM. This standalone doesn't, and I'd rather say so here than let you find out at your second open house.)
Your guests' details stay on your device. They don't go into my marketing list, they don't get sold, they don't get emailed by anybody but you. The Seller Report deliberately leaves guest names and contact details out — your leads are your business, in both senses.
Who it's for
Listing agents who run their own open houses and know the follow-up is where the money leaks out. If you're paying Spacio or Open Home Pro now, this does the job for less. If you're still on a paper sheet, this is the cheapest upgrade your Saturdays will ever get. If you're on a big team with a marketing department running your events, honestly, keep the platform — this is sized for the agent holding the open house themselves.
Fair questions
Can I try it before I pay?
Yes — the trial runs long enough to work one full open house: set up the listing, sign guests in, send the follow-ups, print the Seller Report. If it doesn't earn its keep on a real Saturday, don't buy it.
Do my guests need an app or an account?
Nope. They type on your tablet. Thirty seconds, no downloads, no sign-ups — that's why people actually finish it instead of waving at the paper sheet.
What happens to my guest lists if I cancel?
They're on your device and exportable as CSV any time — including before you cancel. Export them, they're yours, full stop.
Is there a contract?
No. Month to month, cash or Venmo, no card kept on file. If it's not earning its $23, tell me and I'll shut it off.
How do I pay?
The setup is paid when it's finished and tested on your listing, cash or Venmo. The monthly is the same — no surprise renewals.
